Two Baton Rouge Area Commercial Properties to Sell at Public Auction

BATON ROUGE, La., Nov. 4 /PRNewswire/ -- United Country Bonnette Auction Company (www.BonnetteAuctions.com) announces the auction Thursday, November 12, 2009, at 10a.m. of two commercial properties, according to Barbara Bonnette, auctioneer.

The first property is a warehouse/office space located at 2905 Evangeline Street in Baton Rouge. Gross building area is 51,000 square feet, with 11,000 square foot of office space and 40,000 square foot of warehouse. The property is zoned C2 and has a four-way entrance and exit on Interstate 110 North.

"This property is close to Interstate 110 between Highway 190 and I-10, with proximity to the airport and the Exxon refinery nearby," noted Bonnette. "The warehouse features multiple covered truck wells, multiple roll-up doors and there is a very nice climate-controlled office space. This building has been well-maintained and is in excellent condition."

Bonnette said that pallet racking and office furnishings will sell separately on auction day. Broker participation is encouraged. A commission up to two percent will be paid at closing to the agent/broker representing the successful bidder.

The second property is a 4,842 square-foot commercial building located at 32193 Second Street in Springfield, La. This building is wood framed on a concrete slab with brick veneer and vinyl siding walls and a pitched metal roof. The front of the building has a 648 square foot covered drive-thru portico area. Interior build-out contains four classrooms, two office areas, three restrooms and a kitchen area. Also included is a playground. There are sheetrocked walls and ceilings, tile floors, incandescent and florescent lighting and central air and heat.

"The overall condition of the property is excellent," said Bonnette. "This commercial building could be used as anything, a funeral home, daycare, doctors office, lawyers office. There are lots of possibilities."
